Building a custom-home can be a fun and exciting experience provided that you are prepared for the challenge that you are undertaking. It requires a lot of planning and coordination between a builder, contractor, and architect to end up with your dream home. In most of the cases, your Charlotte contractor would be the person you will be seeing the most.

It is important to ask any questions that you may have on your mind before the actual construction process starts. Here is a list of must-ask questions:

1.     What is our average build time?

The average build time varies from one builder to another, depending on the market as well as the availability of materials. However, you can generally expect anywhere between 3 to 8 months from project initiation to completion.

2.     How much premium is there?

The pricing of custom homes can be very confusing to say the least. There is a price range at which, say, a floor plan starts, and then the upgrades continue to increase the prices from that point. For some new builds, the lots will have a ‘lot premium’ attached to them, depending on the size and location.

3.     How much earnest do you want?

Every other, Charlotte Custom home builder will have a different amount of earnest that you will need to pay at the time of writing the contract. In most cases, this figure is not negotiable.

4.     What are the HOA fees and what do they include?

While this may seem to be an obvious question, but when you get caught up with other questions, you may forget to ask this one. It’s very important!

5.     What comes as standard with your properties?

Every Charlotte Design Build Contractor has different base standards. For instance, with one builder or type of property, you will start with a low price, but the price would include 8-foot ceilings, laminate flooring, and metal transitions to the carpeted portions. On the other hand, with some other builder, you may have a high base price, but you will get 18-inch tiles, granite counters, and premium plumbing fixtures. Ask to make sure what you’ll be getting.

In addition to that, you need to understand that some builders out there have a standard design in all of the properties they build. On the other hand, some builders create 100% unique homes that you won’t find anywhere else – opt for these if you prefer uniqueness and creativity!
