Residential and industrial construction differences are important to highlight. In the last years, residential constructions have increased in comparison to industrial constructions, meaning, more people are investing in constructing their houses.

This is according to the Census Bureau, which reflects this increase in the number of permits to build family residences. The most interesting part is that not all permits are used to build new houses; most of them are used to add extensions to an existing house.

Along the last year, there was an increase in constructions in Charlotte, where several people are expanding their houses whether it is to add more bedrooms, an annex or terrace expansion, etc.

Expansions are supported by the continuous increase of jobs and by the improvement of family formations occupied by their owners as well as the lack of houses available.

On the other hand, investments in non-residential houses went down 1,2% per month and have decreased 4,3% since October 2008.

1. Size matters

 

When talking about residential constructions we think of a house, with 2 to 3 floors, the renovation of a roof, the renovation of the front of a house or a small building, but when we talk about industrial constructions it is not enough to think big, we have to think in the greatest possible way.

2. Experience matters.

 

For most residential constructions, the knowledge of the workers is enough to materialize the vision of the architect who designed the house, or in the case of expanding a home, with having few contractors the work can be done.

In the case of industrial constructions, it requires expert training and highly experienced workers who can perform multiple tasks. The projects are in charge of a group of managers, engineers and architects, who are in charge of directing contractors and workers to build these large buildings.

3. Different tools

 

Different types of tools are needed for residential and industrial construction, although both are constructions that have points in common, there are also great differences with respect to the tools they use, for example, for industrial constructions cranes and excavators of up to 45,500 tons are used, or in an extreme case, a Tonka truck that measures 24 feet that is actually larger than a residential house is utilized.

4. Contractors and subcontractors vs. permanent staff

 

When you want to make a house or remodel the current one, you seek advice from a contractor, who in turn hires third parties for work such as masonry, electricity, carpentry etc. These subcontractors are generally only employed for a specific task.

On the other hand, construction companies responsible for large industrial buildings have a fixed and reliable staff, thanks to the large volume of work presented to them during the year. In the end, both options are acceptable, but it is preferable to have a staff that is always at hand than to be depending on third parties.

5. Time

 

The large construction companies responsible for industrial constructions have to set a completion deadline, the more time it takes to be done, the more money has to be invested on the project.

That is why budgets are handled with specific times and are strict when it comes to meeting them.

 

 

In residential construction, time can be more flexible, contractors usually give specific times that can be met before or later, everything depends on the pace of work; the time of completion can be more flexible.

The main conclusion that we can draw after seeing these five differences is that when building, whether it is residential or industrial, you have to get good advice and hire truly qualified personnel for the work.
